How much does a roof replacement cost?
Roof pricing depends on roof size, pitch, access, number of layers, material choice, flashing details, ventilation, decking condition, and the package you select. We provide a written estimate based on the actual project scope.
What is the difference between Basic, Smart Choice, and Premium?
The three packages use GAF Timberline shingles, while the workmanship coverage increases by package: Basic includes 5-year coverage, Smart Choice includes 10-year coverage, and eligible Premium projects can include workmanship coverage up to 25 years. Your proposal states the exact coverage that applies.
What happens if you find damaged plywood?
Eligible full-roof replacement proposals include one plywood sheet. If additional damaged decking is discovered after tear-off, the extra replacement is documented and priced according to the terms in your proposal before or as the additional work is performed.
Do you replace roofs with solar panels?
Solar panels generally need to be safely removed before roofing work in the covered areas and reinstalled after the new roof is completed. The solar removal and reinstallation scope should be coordinated and clearly identified before the roofing project begins.
Do you work on flat roofs?
Yes. We offer low-slope and flat-roofing solutions that may include modified-bitumen, EPDM, or TPO systems depending on the structure and project requirements.
Can you repair a roof instead of replacing it?
Yes, when a repair is appropriate. We evaluate the damaged area, surrounding roofing, roof age, flashing, and likely source of the issue before defining the repair scope.
How long does a roof replacement take?
Project duration depends on roof size, complexity, weather, access, decking repairs, and material requirements. Your estimate and scheduling communication will explain what to expect for your specific project.
